- The door binds at the top corner in summer, then gaps in winter. This is jamb spread from seasonal humidity cycling in Pinewood’s slab-on-grade construction. The rough opening was likely framed without a sill pan, and the jamb legs have taken on moisture, swelling the width.
- Daylight visible under the door sweep, or water tracks on the interior threshold. The composite sill cap has cracked or the adjustable cap screws have seized. Therma-Tru’s OEM sills use a dual-durometer bulb seal that hardens after 6-8 years of UV exposure in south Florida.
- Fiberglass skin bubbles or separates at the bottom rail. Water has entered the rail end grain through an unsealed corner or failed glazing stop. The core is not solid fiberglass; it is a polyurethane foam that will not dry out once saturated.
- Hardware bore feels loose, or the deadbolt does not throw smoothly. The MDF lock block behind the face has compressed or the door has sagged on hinges that were never properly set with a long screw into the framing. Therma-Tru’s 1-3/4″ doors carry a 3/4″ lock block; shallow bore jobs weaken this.
- Weatherstrip pulls away from the jamb dado, or the magnetic seal fails to meet the door face. The kerf-mounted bulb has lost its compression set, or the jamb itself has bowed from fastener corrosion. In Pinewood’s coastal air, galvanized fasteners can fail in 7-10 years.

The range depends on three factors we document in your measured survey: whether the rough opening is square within 1/8″ (Pinewood’s older block construction rarely is), whether the existing frame is load-bearing for a porch roof or decorative header, and whether we find concealed termite damage or prior water intrusion that requires sistering the jack studs. DIY or Call Us?
An owner can safely inspect three things: the hinge-edge label for model identification, the sill cap for visible cracking, and the interior threshold for water staining. These observations help us bring the correct materials on the first visit.
Where DIY goes wrong is in the rough-opening prep. Therma-Tru prehung units require a 1/2″ shim space on the hinge side and 3/8″ on the strike side for plumb adjustment. Pinewood’s block-and-stucco walls are rarely square, and shimming a twisted opening without distorting the jamb requires a long level and a methodical sequence: sill level first, hinge jamb plumb second, head tight third, strike jamb last. Get this wrong and the door will bind, leak, or void the manufacturer’s warranty.
