• The sash drops or won’t stay raised. This is almost always a failed balance, either a broken coil in the 4000/6000 series or a detached spiral in the 3000. In Pinewood’s humidity, the lubricant in spiral tubes hardens faster than the manufacturer rates for, and we’ve replaced balances in 3000-series windows that are only six years old.
• Visible gap at the lock rail when the sash is closed. The interlock weatherstrip has compressed or the sash frame has bowed from thermal cycling. On east-facing walls in Pinewood, we measure frame deflection exceeding 1/8 inch by late afternoon, enough to break the seal.
• Condensation between the glass panes. The insulated glass unit (IGU) has lost its seal.
